Building Consultancy: Home & Building Inspections
Building Consultancy for Property Inspections
Building consultancy helps property owners and buyers understand the condition of a building and the questions that need further investigation. Start with a clear brief: is the purpose a pre-purchase inspection, a condition record, a defect assessment or evidence for a dispute? The purpose determines the inspection scope and the report you need.
Agree the scope before the inspection
Tell the consultant about the property type, its age where known, recent work and any areas of concern. Provide available plans, approvals, contracts and earlier reports. Confirm which areas can be accessed and whether specialist advice may be needed for structural, electrical, plumbing or pest issues.
A visual inspection records what can reasonably be observed within the agreed scope. It cannot guarantee that a property has no concealed defects. Locked rooms, stored goods, finishes, roof access and weather can limit observations. The report should identify those limits so the reader understands what was and was not assessed.
What the report should explain
Useful findings identify the location and nature of a concern, the evidence supporting it and any further investigation recommended. Photographs should be clearly referenced. A consultant should distinguish direct observations from assumptions and explain where a conclusion depends on information that has not yet been confirmed.
Building consultancy may also help you organise questions for a builder or another specialist. Keep the original photographs, correspondence and project records together. If conditions change or repairs are undertaken, record when that occurred so later findings can be understood in context.
When the inspection supports a dispute
A general property inspection is not automatically an expert witness report. Dispute work may require a review of the contract and applicable technical requirements, an assessment of causation, and a supported rectification scope. Check the current NCAT procedural directions and the orders in your case.
Awesim provides independent expert witness reporting and Scott Schedule preparation. Contact us with the property details, the concerns and any relevant timetable so we can discuss a suitable building consultancy scope.
