How a regional NSW engagement works

1. Initial discussion

Tell us the property location, dispute stage, parties involved and the technical issues requiring investigation.

2. Documents and scope

We review the available contract, plans, correspondence, defect list and prior reports to define the correct service.

3. Written quotation

Professional fees, anticipated travel and any access requirements are set out before the engagement proceeds.

4. On-site investigation

The consultant attends the property, records relevant conditions and gathers evidence within the agreed scope.

5. Analysis and reporting

Findings are assessed against the available documents, applicable requirements and observed construction conditions.

6. Report and support

Reports are generally prepared within 3–4 weeks after the investigation, subject to complexity and the agreed timetable.

Why on-site attendance matters in regional disputes

Photographs, video calls and existing reports can assist with initial scoping, but they do not always reveal the cause, extent or context of defective building work. An independent site investigation allows the consultant to examine adjoining elements, drainage paths, construction sequencing, access limitations and visible evidence that may not appear in selected photographs.

Regional construction also presents practical variables including weather exposure, soil movement, rural building methods, delayed access to specialist trades and longer material supply chains. These factors do not change the expert’s duty to remain independent, but they can affect causation, rectification planning and the evidence that should be recorded.

Do you travel anywhere in New South Wales?

Awesim considers engagements throughout NSW, including regional and remote locations. Acceptance depends on scope, access, timing, conflicts and consultant availability.

Are travel costs included in the quotation?

Yes. Any applicable travel time, mileage, flights or accommodation requirements are identified in the written quotation before the engagement proceeds.

Can a solicitor brief Awesim directly?

Yes. Solicitors may provide the pleadings, expert brief, relevant documents and questions requiring opinion so the service can be scoped appropriately.

Can the inspection be completed remotely?

Remote information can assist with preliminary scoping, but it is not automatically a substitute for an on-site investigation where observations and evidence are required.

Do you prepare reports for NCAT and NSW courts?

Awesim prepares independent Expert Witness Reports and Scott Schedules designed to assist parties involved in NCAT and court proceedings, subject to the relevant expert duties and procedural requirements.

How long does a report take?

Most reports are generally prepared within 3–4 weeks after the site investigation. Larger or document-heavy matters may require additional time, which is discussed during scoping.
